Cancellation Policy

We understand that booking student accommodation is a significant commitment, and that circumstances can change. This policy explains your cancellation rights, the process for requesting a cancellation, and any associated fees.


Cooling-Off Period

From the moment you reserve your room by paying the €300 deposit, you have 72 hours to cancel your reservation free of charge. If you cancel within this window, your full €300 deposit will be refunded.

Cancellation After the Cooling-Off Period (Before Move-In)

If you cancel after the 72-hour cooling-off period and before your move-in date of 29th August 2026, your booking will be cancelled, but your €300 deposit will not be refunded, unless one of the qualifying exceptions below applies.

Exceptions — Full Refund of Advance Fees

You are entitled to a full refund of all fees paid in advance (including the €300 deposit or first month's rent, where applicable) in the following circumstances:

1. Unsuccessful Visa Application If you are unable to obtain a visa to travel to Ireland, you may cancel and receive a full refund. You must:

  • Submit your cancellation request within 48 hours of receiving your visa rejection.
  • Include a copy of the official rejection letter from the embassy or visa office.

For example, if you receive a visa rejection email on Monday at 10:00am, your cancellation request and proof of rejection must reach us no later than Wednesday at 10:00am.

2. Change of Study Destination If you are no longer travelling to Ireland because you have enrolled in a course in another country or county, you are entitled to cancel and receive a full refund. You must:

  • Submit your cancellation request within 48 hours of confirming your alternative course placement.
  • Provide proof of enrolment or acceptance at an institution outside of Ireland (or not reasonably accessible from our accommodation).

3. First-Year CAO Students — College Place Not Secured or Not Accessible. This applies to first-year undergraduate students applying through the CAO (Round One) only.

If you did not receive a college place, or the place you received is at an institution that is not reasonably accessible from our accommodation (i.e. no direct bus route, public transport option, or within walking distance), you may cancel and receive a full refund. You must:

  • Submit your cancellation request within 48 hours of receiving your CAO results or offer confirmation.
  • Provide one of the following as proof:
    • Evidence that you did not meet the required CAO points for your course, or
    • Confirmation that you have accepted a place at a college that is not commutable from our building.

Important — Deadline for All Cancellation Requests

In all cases, the cancellation request and required documentation must be submitted within 48 hours of receiving the relevant rejection or confirmation. Requests received outside this window may not be accepted.

All qualifying refunds will be processed in full. Please note that a €12 fee applies to refunds issued via international bank transfer.


Cancellation After Move-In (Up to 1st October 2026)

Once you have moved in on 29th August 2026, you retain the right to cancel your tenancy up until 1st October 2026 by providing 28 days' written notice.

During this period, your tenancy will end 28 days after your notice is received. Please note that any rental instalment that falls due within those 28 days remains payable.

Failure to Check In

If you fail to check in on your move-in date without prior cancellation, you will remain liable for all fees associated with your License Agreement, and we reserve the right to pursue any unpaid amounts.

Where possible, we may attempt to re-advertise your room; however, you remain responsible for any loss, costs, or expenses arising from the breach of your booking terms, as well as all License Fees.


Early Termination of Active Lease (Outside Legislative Period)

Once you are inside a lease (moved into the room) and outside the period covered by legislation (1st May to 1st October), the ability to end your tenancy early is strictly limited. Early termination will only be permitted under the following circumstances:


Option 1 — Replacement Tenant

You may end your lease early if you find a suitable replacement tenant to take over your room from the date you intend to vacate. The following conditions must be met before your contract can be cancelled:

  • The replacement tenant must complete our full leasing process, including application, reference checks, and any other requirements set by The Residence.
  • The replacement tenant must sign all necessary contracts.
  • The replacement tenant must move into the room.

Your lease will not be cancelled until all of the above steps have been completed. You remain fully liable for all fees under your License Agreement until this process is finalised.


Option 2 — Fee Settlement / Contract Break Agreement

You may request to break your contract by agreeing to pay all remaining fees owed for the duration of your lease. This must be agreed in writing with the management team before your departure. Your tenancy will not be considered terminated until full payment has been confirmed.


Option 3 — Exceptional Circumstances (Considered on Request Only)

In extreme or unforeseen circumstances, you may submit a written request for early termination to:

Your request must include all relevant supporting documentation to substantiate your circumstances. Examples of acceptable supporting evidence include, but are not limited to, a letter from a medical professional confirming that you are unable to continue your tenancy.

Please be aware of the following:

  • Submitting a request does not guarantee that early termination will be approved.
  • Each request will be reviewed individually and at the sole discretion of The Residence management.
  • You remain liable for all fees under your License Agreement while your request is under consideration.
  • A decision will be communicated to you in writing following our review.

If none of the above options applies to your situation, your tenancy obligations remain in full effect for the duration of your License Agreement, and all associated fees continue to be due and payable.

We may update this policy from time to time. Where required, we will notify you of any changes or seek your consent in accordance with applicable laws.
