Booking Fee
To secure your accommodation, you are required to pay a Booking Fee of €300. Payments can be made online using the secure payment portal.
Your Booking Fee converts to a Damage Deposit once your tenancy commences and is refundable at the end of your tenancy, less any deductions for damage or charges due.
Payment Due Dates
Payment options are available for your selection at the beginning of the booking process. The first installment is due on August 1st, 2024, and all subsequent payment dates and amounts can be found on your license agreement. Please note that it is essential to make your payments on time to avoid delays.
Licence Fee
Your License Fee payable under Your License to Reside relates to the payment of the room rent, with the contribution towards utility costs included. This contribution towards utility costs is subject to review and amendment by the Licensor during your Period of Residence having regard to prevailing utility costs during the term of your License to Reside and may be adjusted accordingly.
Licence To Reside
Once you have selected your accommodation, we allow 7 days for you and your Guarantor to sign the License and submit any documentation the Residence may request. The agreement will then be executed by the Landlord.
The executed License is a legally binding agreement and you or your Guarantor are bound to pay the rent in full even if you do not move into the property or if you leave the property early.
If the agreement is not accepted during the 7 days, your booking may be cancelled without any penalty on our part and with immediate effect.
After the 1st of August 2024, the time allowed for you and your Guarantor to sign the Tenancy Agreement will be reduced to 2 days.
All negotiations will be subject to contract and payment of the initially requested funds.
Bookings after August 21st 2024.
For all bookings after August 1st 2024, your first payment instalment must be paid within 7 days of your lease being signed by all parties. If payment is not received within 7 days you will lose your room unless management is aware and accepts that a valid issue is stopping the payment from being received. Please note that in this case, we cannot refund your €300 booking fee as your cooling-off period will also have expired.
Age Limit
To live with us, you must be at least 18 years old. If you are under 18 years old during the booking process, the Residence will contact you directly to request the contact information of your guardian(s), who must provide proof of identity and sign the relevant documentation.
If you cannot provide the contact details of your guardian or if your guardian denies providing approval, the Residence reserves the right to cancel your booking.
Cancellation
If you cancel your booking prior to the License being executed, your Booking Fee of €300 will be refunded to you provided that you cancel within the "Cooling-off Period". Please note that this period may vary depending on the day the booking is completed. For more information, please refer to our Cancellation Policy 2024/25.
If you fail to obtain a visa for travel and study, you must submit your request in writing or via email to the property manager within 3 days of receiving your visa rejection letter, along with a copy of the letter. Once we review it, we will refund your booking fee and any rent payment received in full.
If you fail to secure a place at your chosen college, we will waive the license fees and refund any advance fees paid if you can provide evidence that you were not accepted at a university/college within a reasonable distance of the booked accommodation. You must submit your cancellation request along with valid proof within twenty-four (24) hours of receiving confirmation that you did not secure a place. Upon receiving your request, we will acknowledge receipt and refund any fees paid in advance.
Even if you are waiting for your visa, your CAO results or college acceptance, you remain liable for the room fee payable under the license until we receive the necessary documentation.
